Ground Preparation
Concrete pads are installed for the feet, eliminating the need for footings and foundation work. This greatly reduces both time, on site mess and cost.
Base Installation
Next we lay a protective weed suppressant membrane and then install the GRP base of the Leka Xi, complete with PIR insulation for thermal efficiency. Even the GRP joists have insulation inside them to prevent thermal bridging.
Frame Build
Each modular wall arrives on site made to measure, offering a tailored space to perfectly suit your particular requirements.
Roof Build
Once your walls are up, the roof goes on. Choose from an Orangery design as shown here, a tiled solid roof or a flat roof with no lantern.
Wall Insulation, Windows & Doors
Next we slot the factory cut high-grade EPS insulation between the GRP framing to snugly seal in warmth.
As with the floor joists, the wall joists also have insulation inside them.
At this point we install doors and windows to the extension.
Plasterboard and Skimmed
After window and door installation, the internal walls are boarded and plastered.
High-quality 22mm tongue and groove wayroc flooring is laid, ready for your chosen floor covering.
Exterior Finish
Concluding the exterior look, there are plenty of maintenance free GRP-based brick & stone designs to choose from.
Sand and Cement Render
We can also finish your new extension in a traditional render to match your existing Manx home.
Free Standing Garden Rooms
The modular system is also ideal for garden rooms, providing a space that can be used all year round.
